 1.    Overview

 

The "Standard Method for Measuring Floor Area in Office Buildings" is published by BOMA International (The Building Owners and Managers Association) and approved by ANSI (American National Standards Institute). The Standard is used by building owners, facility managers, leasing professionals, tenants, appraisers, architects, planners and building measurement professionals to compute floor area in office buildings using an agreed-upon, standard method of measurement.

 

BOMA International first developed the standard in 1915, since then it has undergone several revisions. The most recent major revisions are from 1996, 2010 and 2017. BOMA 1980 (ANSI/BOMA Z65.1-1980) is also still used in some marketplaces; primarily in ultra-competitive, downtown core markets where landlords are reluctant to move to the modern standards which produce higher load factors. BOMA 1996 (ANSI/BOMA Z65.1-1996) and BOMA 2010 (ANSI/BOMA Z65.1-2010) are both in wide use today, especially in North America. BOMA 2017 (ANSI/BOMA Z65.1-2017) was published in October 2017 and is expected to quickly dominate new and renewed leases in the office market.

 

The BOMA 2017 office standard is the latest office standard to be published by BOMA International and has introduced a new standard called BOMA 2017 for calculation of rentable area. This new standard provides a uniform basis for measuring rentable area in both existing and new office buildings. The 2017 version adopts the best practices learned from the 2010 Standard and seeks to accommodate design and amenity trends, which have evolved since the release of the previous version. It is similar to BOMA 2010 in many respects, it shares the same overall framework but many improvements, enhancements and clarifications to the standard have been made. The document itself is progressive in its physical design but it is also well positioned to reflect the present-day and future trends in real estate. The most significant change to the standard is the inclusion of some exterior areas in the rentable area of the building. Tenant controlled balconies, rooftop patios and covered galleries are included as the rentable area along with balconies and rooftop patios enjoyed as a building amenity.

 

The updates will affect the way building measurements are calculated and may change the rentable area of a building measured with either BOMA 1996 or 2010 Office.

 


2.    Calculating Rentable Area According to BOMA 2017 Methods A and B

 

In order to use the BOMA 2017 method, you must use the System Administration / ARCHIBUS System Administration / ARCHIBUS Administrator - Application Configuration / Configure Application Parameters task to set the CalculateBOMARentableArea application parameter, which directs the Update Area Totals to calculate BOMA-compatible rentable area.

 

Set this to 2017A to use BOMA 2017 Method A, 2017B to use BOMA 2017 Method B, or "No" to skip calculating BOMA-compatible rentable area.

 

3.    Calculating Rentable Area Using Method 

 

One of the goals of Method A is to determine a rentable area by proportionally allocating shared service and amenity areas to occupants using multiple load factors: one for each floor and one for shared spaces that serve the building. Method A tends to lower load factors on single-tenant floors; also, load factors are more likely to change when floors are reconfigured.

 

The following table illustrates equivalent terminology between BOMA 2017 and ARCHIBUS for measured spaces and, in some cases, for calculated spaces where the BOMA 2017 and ARCHIBUS calculations are equivalent. It also defines the calculations required to arrive at BOMA 2017 calculated spaces.

 

 


4.    Example of Rentable Area Calculations Using BOMA 2017 Method A

 5.    Calculating Rentable Area Using Method B

 

One of the goals of Method B is to determine a rentable area by proportionally allocating shared service and amenity areas along with base building Circulation to occupants using a single load factor. This occurs by using all shared space in the building to arrive at the load factor. Method B tends to increase load factors on single-tenant floors; also, load factors are less likely to change when floors are reconfigured.

 

The following table illustrates equivalent terminology between BOMA 2017 Method B and ARCHIBUS for measured spaces and, in some cases, for calculated spaces where the BOMA 2017 and ARCHIBUS calculations are equivalent. It also defines the calculations required to arrive at BOMA 2017 calculated spaces.

 

 

 

6.    Web Central V24.1 parameters

 

V.24.1 has new parameters and fields to support the BOMA 2017 changes as indicated in the table below.
